Electric roller doors (insulated)

The door curtain is made from aluminium slats that roll up into a box above the opening

These are usually sold as 'maintenance free'...but they do need some checks from time to time

Check curtain is clean, particularly in the joints between slats

Check tracks are clean and dry

Check motor limit settings ie upper and lower stop points are correct

Check links or straps between curtain and shaft are not loose or cracked (the back box cover if fitted will need to be removed for this)

Check fur strips in channels are present and secure

Check endlocks or webbing strips are not damaged (these stop the slats sliding sideways)

Check safety system is functioning correctly

Change safety system batteries if fitted (some systems have a 'curly wire' and therefore no batteries)

Sectional doors:

The door is made from four or five sections and travels vertically up a track and back into the roof of the garage

These doors do require regular maintenance and sometimes some adjustment

Check all fixings are tight

Apply oil to roller shafts, pulleys and spring

Keep channels clean and dry

Disconnect from motor and check door balance


Up and over doors

Oil all moving parts

Keep channels clean and dry

If it's a motorised door, disconnect and check door balance

Check for wear and tear

 STEEL ROLLER DOORS

These are very low maintenance

Keep the surface of the door clean

Keep channels clean and dry

If motorised, check the balance of the door with the motor disconnected

SIDE HINGED DOORS

Just make sure the hinges are oiled/greased

If you hardly use the fixed leaf open it every now and then to prevent hinges from seizing
